You should not buy a property without proper independent advice on its condition. This is the recommendation of the RICS, the ISVA, Which?, the Council of Mortgage Lenders and most Solicitors. Research by the RICS revealed that on average homebuyers spend £5,750 on repairs.

 

The valuation report obtained by the mortgage lender is just that - a valuation, not a survey. It is provided for the benefit of the lender, not the purchaser. It will often be produced by the bank's in-house staff valuer or a corporate organisation with whom they have reciprocal arrangements.

 

Our surveys are always undertaken by surveyors who have the designation of Chartered. Further, as members of the RICS and the ISVA we are independent and provide totally unbiased reports tailored to the specific needs of the buyer.
