Buying a home is likely to be the most expensive purchase you will ever make. The RICS, the ISVA, Which?, the Council of Mortgage Lenders and most solicitors strongly recommend you obtain independent, professional advise on a property's condition before buying. Research by the RICS revealed that, on average, buyers spend £5,750 on repairs.

 

The valuation report obtained by the mortgage lender is just that - a valuation, not a survey, and it is provided for the benefit of the lender, not the buyer. It's important to have survey undertaken which gives you a full report on the property's condition.

Equally important the experience and qualification of the surveyor who undertakes the survey. Many companies use unqualified surveyors or act as intermediaries with no quality control. Unlike large corporate firms, LBS surveyors are fully qualified and independent. Our surveyors are members of both the RICS and the ISVA (see website links below), have over 30 years of post-qualification experience and carry the designation of ‘Chartered Surveyor’. Only surveyors who are members of the RICS and with the designation of MRICS or FRICS can be called Chartered.
